 Once Planning Permission has been granted, the next stage is to produce a full set of Working Drawings.

A full set of Working Drawings will allow the builders to provide you with an accurate build cost. A Working Drawing package is used to build from, to help with site co-ordination and to satisfy building control.

Your build will almost definitely require Building Regulations Approval. This can be achieved by your Local Authority or an Approved Inspector. We can recommend companies that we work with regularly or you can instruct your own.

Our Working Drawing packages include all of the relevant details such as sections, a specification and all relevant building notes to achieve full Building Control approval. This will provide your chosen builder with detailed plans to work from and our drawings will help reduce risk of mistakes on site.

 Computer Generated Images (CGIs) are a fantastic way for you to visualise what your project is going to look like before committing to any building work.

This gives you the chance to fully understand the design and to make any last minute changes before the work starts.

Whilst CGIs are a great tool for visualising your new space, they are also now regularly used to assist with planning applications.

Local authorities appreciate the effort when a planning application comes in featuring a CGI as this makes it much easier for them to visualise the plan, rather than a simple 2D drawing, and helps them make their decision regarding planning permission for your project.

If you're looking to sell land or property, CGIs are a fantastic way to sell the dream to potential buyers. If you have been struggling to sell, but don't want to carry out any works yourself, CGIs are a great way of showing what the property or land could look like if bought.

Once instructed, we can get to work! The process consists of creating an annotated floor plan to demonstrate the flow of the area and where items would be best located.

We also provide a series of digital mood boards, and sample board if required, which are assembled to detail the following: Colour schemes, wall colours/covers, soft furnishings, lighting, furniture, and more. These items would all be selected to reflect your budget and taste.

We'll address any changes and update the floor plans and mood boards. Once the design is signed off, we will present you with your finalised specification spreadsheet.
